Sarah’s House: Punch List

I posted a punch list for my old house, Bungalow 404. Now that I’ve moved, its time to create a new list.

This one is significantly longer and a LOT more intimidating. All totaled this list contains well over $200,000 in repairs and modifications. No matter, we’ll just take it one step at a time, right?

Disclaimer: I realize this might be boring for some, but I’ve got to do it because TEOT serves as a design journal and record that is personal to Betsy and I.

OK so let’s jump in,

General Fix-ups/Minor Renovation:

• Remove carpet in den, downstairs hall, master bedroom, DC’s room, guest room, upstairs hall
• Install shoe molding in den, master bedroom, downstairs hall
• Install two sets of new french doors
• Install new thresholds at new french doors
• Seal living room chimney, den chimney
• Paint pink closet in master bath
• Install shades & 2nd set of curtains in master bedroom
• New window treatments living room, dining room, DC’s room, Laney’s room
• Hang curtains over new french doors
• Remove old pelmet boxes living room, DC’s room, Laney’s room
• Remove all old vinyl roller shades
• Purchase and install new dishwasher
• Install new front door
• Put closet doors back on, master bedroom
• Have new windows installed in kitchen and master bath
• Install new hardware, kitchen door
• Remove interior shutters from kitchen windows
• Remove doors to downstairs hall, kitchen, den
• Install new ceiling fans in master bedroom & office
• Paint master bedroom
• Paint DC’s room
• Paint office
• Paint upstairs room
• Paint downstairs hall
• Paint dining room
• Paint living room
• Paint nursery (Laney’s room)
• Remove wallpaper in kitchen
• Paint kitchen
• Install new lights on entrance columns
• Install new lights at exterior front entry
• Install new ceiling fixture, downstairs hall
• Install threshold at master bath door
• Prune and cleanup entire property (this is a whole season worth of work!)
• Create a cleared area in the side yard for an outdoor play set
• Plant loads of perennials and shrubs
• Plant edible garden near brick wall
• Organize garden shed x 2
• Remove screen door on kitchen
• Buy new fridge (when 1988 Sub Zero croaks)
• Replace mini-ceiling fan in stairwell with chandelier
• **Emergency**–purchase new dryer
• **Emergency** – stop basement leaks
• Get electrician to wire for TV in living room
• Get electrician to modernize outlets in living room
• Get electrician to install sconces, living room
• Add downstairs half bath
• Install new efficient toilet in upstairs bath
• Add perimeter motion lighting on carport
• Install new gutters with guards

Immediate furnishing needs:

• Get window seat cushions reupholstered in master bedroom
• two upholstered chairs
• coffee table
• accent table for master bedroom
• accent table for living room
• upholstered bed
• tall dresser, highboy?
• 2 matching three-drawer dressers
• sideboard, dining room
• 2 armchairs
• 1 three-drawer dresser for DC’s room
• 9×12 rug for living room
• custom bound rug for DC’s room
• a desk for office
• upholstered office desk chair
• long credenza, sideboard for new TV
• reupholster sofa

Long range plan (based on staying in this house 10+years):

• Remodel both upstairs and master bath, most likely simultaneously
• Install geothermal heating system
• Remove vinyl siding and install cedar shakes
• Rearrange right wing of lower level into master suite with larger bath, walk in closet and smaller study
• Rebuild drawers and doors on dormer built-ins upstairs
• Convert carport in to a garage
• Remove main chimney
• Remove all aluminum chain link fencing and replace with black coated fencing in the wooded areas
• Refinish all original flooring
• Remodel left wing of lower level to add a butler’s pantry that can accommodate laundry
• Replacement of load bearing beams in basement
• Apply blue stone to brick patios
• Build roof over rear patio
• remodel kitchen
